We help real estate wholesalers get their deals closed so they can focus on what they do best….finding and talking to motivated sellers.
Our job is to advise our JV partner about the correct maximum offer for the subject property, and provide full comping so we have at least an 80% chance of success in making the deal.
We have a unique skill in getting a fast media package together to persuade end buyers, and getting the message out so it has maximum deliverability. We assist wholesalers in 36 states.
A Basic Problem Not Many Are Talking About…
Each year it’s getting more difficult and expensive to contact your cash buyer contractors. Yes, we have the contact info for all the contractors in the 36 states we work. Yes we have high end software that is crazy expensive for wholesalers that only do a few deals per year.
But even if you use all of the high tech methods touted by the folks selling these various plans the actual contact rate is now about 40-45%. No longer can you just pay the money and try to do it the fast easy way.
Because if you do that almost 60% of your effort will be wasted. You need to do it not the “fast bulk way” but the slow, randomly timed, labor intensive way. Our method works, but it can only be scaled by hiring lots of contact workers and training them well. Going bulk messaging hurts you because IF you don’t have a high contact rate your messages start going to spam, or to categories other than the in-box in gmail, etc. You probably never look at the different categories in gmail. Take a look, lots of fairly legitimate businesses are vying for your attention. But you never saw them. The communications you send must be PERSONAL. That’s the only way. And it takes time, and plenty of real people, and it isn’t cheap.
Once phones start showing “scam” the game is over for your campaign.
But if you do it the SLOW METHODICAL WAY people are interacting with you, and it tells the world your communication is legitimate.
Sometimes when everything fails to reach the right contractor our team uses a backhand method that actually works. I will contact the contractor myself. And I usually get a return call partly because I grew up in the construction business, and partly because I’m an actual Realtor and listing agents will talk to me because of that.

UPDATE: Now in 2026, in about 25 of these states we can do quick assignment deals which will be good for our brokers who want to do “virtual wholesaling” to other states and get paid fast. The other states will require double-closing which is riskier and will usually require hard money, high interest rate loans. In our current economy we would have to look very carefully at any deal we cannot quickly assign. Of course if you join us as one our our brokers, most of you will find that wholesale (assignment) deals will give you more income quicker than traditional deals, with no out-of-pocket expense to you (we front the earnest money deposit).
And we do things ethically, not like this. Typically we are saving deals that the listing agent can’t get sold, because the property needs work, etc.
